Knob and Tube Wiring and Your Remodel: A Plain Guide for Old PA Houses

Somewhere in the basement ceiling of thousands of Lancaster and Berks County homes, white ceramic knobs are still holding wires that were installed when Woodrow Wilson was president. Knob and tube wiring shows up in almost every pre-1940 house we open up, and homeowners usually learn about it from one of two people: a home inspector or an insurance agent. Neither delivers the news gently.
We are a remodeling crew, not electricians, and we will be straight about that division of labor throughout this guide. But because our work opens walls and ceilings, we deal with knob and tube on a regular basis, and we have learned exactly how to sequence a remodel so the rewiring happens at the cheapest possible moment. Here is the whole picture, in plain words.
What knob and tube wiring actually is
Knob and tube, K&T if you want to sound like your inspector, was the standard wiring method in American homes from the 1880s into the 1940s. Individual copper conductors run separately through the framing: ceramic knobs hold the wires where they run along joists, and ceramic tubes protect them where they pass through drilled holes. The hot and neutral wires travel apart from each other, and the insulation is rubberized cloth.
Done well, it was quality work, and the fact that so much of it still functions after a century says something for the installers. But it has three built-in problems no amount of craftsmanship fixes: there is no ground wire, so no three-prong outlets and no protection path for faults. The cloth insulation dries out and cracks with age and heat. And the system was sized for a house with a few lights and a radio, not for a modern kitchen pulling more load before breakfast than a 1920 household used in a week.
The ceramic knobs, for what it is worth, are genuinely handsome. Keep a couple for the shelf. Let the electrician retire the rest.
Why your insurance company cares so much
Homeowners usually hit the K&T wall when buying, selling, or renewing a policy. Many carriers refuse to write new policies on homes with active knob and tube, and others surcharge or demand replacement within a set window. From the insurer's chair the logic is simple: no ground, aging insulation, and a century of amateur modifications add up to higher fire risk on paper.
That last point deserves emphasis, because it is the real issue in most houses. Original untouched K&T is often in decent shape. What we actually find in walls is K&T that has been spliced, extended, and improvised by four generations of confident homeowners: modern cable twisted onto 1920s conductors, junctions buried in walls without boxes, circuits daisy-chained far beyond their design. The system did not fail. It got remodeled by amateurs for eighty years.
Practical takeaway: if you are buying a pre-1940 house, get an insurance quote before closing, not after. If you already own one, a licensed electrician's evaluation gives you a documented condition report, which some carriers accept in place of immediate replacement.
The insulation trap: the danger nobody mentions
Here is the piece of this topic that genuinely matters for safety. Knob and tube was designed to run in open air, spaced off the framing, shedding its heat into the cavity around it. Bury it in insulation and that heat has nowhere to go. The National Electrical Code specifically prohibits K&T in hollow spaces filled with loose, foam, or rolled insulation, and Pennsylvania weatherization programs check for exactly this before air sealing a house.
Why this matters right now: energy costs have sent everyone to the attic with blown-in insulation, and an insulation contractor in a hurry may not check what is under the existing layer. Live knob and tube under a fresh blanket of cellulose is the classic version of this hazard. If your attic has both old wiring and new insulation and you cannot say for certain the circuits are dead, that verification belongs at the top of your list. What actually happens during our remodels
Full disclosure, repeated on purpose: we do not perform electrical work. Pennsylvania municipalities require licensed electricians for this, and that is who does it on our jobs. What we do is manage the sequence, and in an old house the sequence is worth real money.
Here is the workflow when a remodel uncovers K&T. During demolition we identify and photograph every run before anyone touches it. We bring in the licensed electrician we coordinate with while the walls and ceilings are open, and the scope conversation happens on site, pointing at actual wire, not guessing through plaster. The electrician disconnects and replaces what the project touches, the municipal inspector signs off on the rough-in, and only then do we insulate and close. An open wall is the cheapest moment that wall will ever offer you for rewiring. Closing it with old wire inside, then opening it again in three years, means paying for the same access twice.
What rewiring costs, honestly
These are electrician numbers, not ours, so we report the market rather than quote it. In our region, a full rewire of a typical older home generally runs $8,000 to $20,000 depending on size, access, and how much wall fishing is required, with panel upgrades adding $2,000 to $4,000 if the service is dated. Wide range, but the honest one.
The number that matters more for planning: rewiring only the rooms in a remodel, while our demolition has the walls open, typically runs $1,500 to $4,000 for those circuits. Same wire, same electrician, a fraction of the labor, because nobody is fishing cable blind through balloon framing or patching two dozen holes afterward. This is why we tell clients renovating room by room to let the electrical follow the renovation: each phase leaves another section of the house modern, inspected, and insurable.
It is also why bundling matters when comparing bids. Rewiring priced as part of an interior remodeling project rides on demolition and drywall that the renovation was paying for anyway. Priced standalone, it has to carry all its own access costs.
When you do not need to panic
The honesty section. Not every strand of K&T is an emergency, and a contractor who treats it like one is selling something. Original, unmodified knob and tube on a lightly loaded circuit, in open air, not buried in insulation, with intact sheathing, is not an active hazard demanding a same-week rewire. Plenty of homes run this way while owners plan properly.
Where we draw the line, based on what electricians tell us on our own jobs: circuits buried under insulation, brittle or flaking sheathing, amateur splices, K&T feeding kitchens, baths, or anything with a motor or heating element, and any circuit that trips or dims when appliances start. Those go to a licensed electrician now, not at the next remodel.
And if your plan is to sell within the year, get the insurance and buyer-financing picture first. Sometimes a documented electrician evaluation serves a sale better than a rushed partial rewire that satisfies nobody.
The sequence for a remodel in a K&T house
If you know or suspect knob and tube and a renovation is coming, run it in this order:
- 1. Electrician evaluation first. Map which circuits are K&T and their condition. A few hundred dollars that shapes the whole plan.
- 2. Call your insurer. Know their requirements before you schedule anything.
- 3. Scope the remodel around access. Rooms being renovated get rewired during renovation. Walls being opened never get closed with old wire in them.
- 4. Permits and inspection. Electrical rough-in gets inspected before we insulate or hang drywall. No exceptions on our jobs.
- 5. Insulate only after verification. No insulation touches a cavity until the circuits in it are confirmed dead or replaced.
The bigger picture for old house owners
Knob and tube is one chapter of a longer story, and it rarely travels alone. The same house usually has a plaster question, a plumbing generation or two, and insulation gaps, and the projects that go well are the ones that sequence all of it together instead of discovering it one trade at a time. Questions we hear a lot
Is knob and tube wiring illegal in Pennsylvania?
No. Existing K&T in good condition is generally permitted to remain in service. What code prohibits is burying it in insulation and extending it improperly, and what insurers increasingly refuse is covering it. New work must meet current code, so any renovation naturally replaces it in the areas touched.
Can I just leave knob and tube in the walls if it is disconnected?
Yes. Dead, disconnected K&T is inert and is routinely abandoned in place; removing every knob from every cavity would mean pointless demolition. The critical word is verified: an electrician confirms circuits are dead, and on our jobs that happens before any wall closes.
Does knob and tube wiring mean my house will fail inspection?
A home inspector will flag it as a finding, not a failure, since home inspections are not pass or fail. The practical consequences come from insurers and from buyers' lenders. A documented evaluation by a licensed electrician, plus a rewiring plan tied to your remodel phases, answers both audiences well.
