You do not always need a new porch. Often you need the one you have, minus fifteen years of weather. Refinishing is the underrated middle option between ignoring the problem and paying for full replacement, and it is a job most contractors will not pick up the phone for. We will.
The process is honest work: rotten boards and treads replaced, everything sanded to clean wood, then penetrating stain or porch enamel applied when the forecast cooperates. Railings get tightened or replaced with new code compliant ones. Concrete steps get resurfaced instead of jackhammered.

Is refinishing worth it, or should I just replace the deck?
If the frame and most boards are structurally sound, refinishing costs a fraction of replacement and buys 5 to 10 good years. If the structure is going, we say so and quote the rebuild. We make money either way, so you get the real answer.
How often does a wood porch need restaining?
In Pennsylvania sun and freeze cycles, every two to four years for horizontal surfaces. Verticals last longer. Using a quality penetrating stain instead of a film forming one means the next refresh is a wash and recoat, not a full strip.
Can concrete steps really be fixed without replacing them?
Yes, if the concrete is solid underneath. A bonded resurfacing layer fixes chips, wear and ugly patches, and it is finished in a day or two. The pair of before and after photos on this page is exactly that job.
What time of year can you do this work?
Stain wants dry days above 50 degrees, so May through October is the window for finishing. Rebuild and repair work happens year round, and we can split the job: build in March, stain in May.
