Two adults, one sink, thirty rushed minutes every weekday morning. The math of this Denver bathroom did not work, and the owners knew exactly what they wanted: two sinks, good light and fixtures that did not look like every rental they had ever lived in.
The layout question that decides the budget
A double vanity needs two drain connections and two supply pairs. If your existing plumbing wall can host them, the upgrade is moderate. If the vanity moves across the room, you are paying for new drain runs and the floor comes up. Here the wall cooperated, which kept the project in the middle of our bathroom pricing ranges.
LED mirrors replaced the usual bar light, black faucets tied into black hardware, and wood look tile went down where carpet, in a bathroom, had committed its slow crime for twenty years.
Lighting advice worth stealing
Choose LED mirrors with a color temperature switch and set them around 3500K to 4000K for grooming. Warmer light flatters the room but lies about how you look leaving the house. And put the bathroom fan on a timer switch: it should run 20 minutes after every shower, which no human remembers to do manually.
